Most families PCSing to Fort Benning try to find a home in the long weekend they can squeeze between out-processing and their report date. It is the single biggest reason people overpay, buy on the wrong side of the river, or sign for a house that looked great on a phone screen and felt wrong the first night.
You almost always have more time than that. You just have to ask for it in the right order. Here is the timeline we build with every family, working backward from the report date. Want your own dates? Enter your report date in our report date planner.

First, know the days you are actually entitled to
Approval for PTDY depends on your chain of command. Check DTMO for current TLE and DLA rates.

Temporary Lodging Expense (TLE): up to 21 days
TLE partially reimburses lodging and meals while you are between homes on a CONUS move. On November 27, 2024 the Department of Defense raised the CONUS limit from 14 to 21 days (Defense Travel Management Office). Three weeks near Columbus is enough to tour, write an offer, and get through inspection without living out of a car.
The catch: TLE only covers lodging near your old or new duty station. It will not pay for a separate house-hunting trip.
Permissive TDY (PTDY): up to 10 days to house hunt
That is what permissive TDY is for. Most soldiers can request up to 10 days of PTDY for house hunting, and it does not come out of your leave balance. There is no travel pay or per diem, but the days are free. Ask your unit early, because approval depends on your chain of command and the mission.
Dislocation Allowance (DLA)
DLA is a one-time payment meant to offset the incidental costs of moving. It is not a down payment, but it often covers the inspection, the appraisal and the first month of utilities. Check the current rate for your grade in the DTMO DLA tables.
Use your entitlements to buy time, on both ends
Most families don’t know how flexible these are. TLE can be split between your old duty station and your new one, so it can cover a gap on either end. DLA can be paid before you move, which helps with the up-front costs. Check current amounts and timing with your finance office.
This matters most when you’re selling on the way out. A friend of mine had an offer on their house, but the buyers wanted to close 30 days before my friend could move out. That was the only thing they didn’t like about the offer, so they passed. TLE could have covered those 30 days. The buyers moved on, the listing went stale, and now it’s outside the PCS season and still on the market.
The report-date timeline
90+ days out: decide where you want to live, not which house
Start the day your orders land, not 90 days out. Reach out early so we can trade ideas while you still have every option. Get pre-qualified early: it usually doesn’t touch your credit, and with the right lender it can be good for up to 6 months, so you can shop with real numbers the whole time.
This is the most skipped step and the most important one. Before you look at a single listing, settle the big three:
- Search homes near Fort Benning
- Which side of the river. Columbus, GA and Phenix City, AL tax and insure homes very differently. Our Columbus vs. Phenix City cost guide walks through the actual arithmetic.
- On post or off post. Living on post decides your kids’ school through 8th grade. Living off post means your address decides it. See how Fort Benning school enrollment works.
- Your real budget. Not the pre-approval number, the payment you will be comfortable with after taxes, insurance and power. Our BAH-to-home-price calculator gives you a starting point in about a minute.

60–90 days out: get pre-approved and set up alerts
Get a full pre-approval, not a pre-qualification. If you are using a VA loan, confirm your remaining entitlement and whether you owe the funding fee at all (many buyers do not). Then set up listing alerts for the two or three areas you picked, so you learn what a fair price looks like before you are under pressure.
30–60 days out: take the PTDY trip or tour virtually
If you can get PTDY, use it here. If you cannot, a good agent can walk homes with you on live video, and we can check the things a camera will not show: road noise, the drive to the gate at 6:30 in the morning, and what the neighborhood looks like on a Friday night.
0–30 days out: time the closing to your household goods
Line your closing date up with your household goods delivery window. Close too early and you are paying a mortgage and a hotel. Close too late and you are paying for storage-in-transit. A 30 to 45 day contract is typical for a VA purchase in Columbus, so the offer usually needs to be written before you arrive.
Can you buy sight unseen?
Yes, and a lot of families arriving from overseas do. It works when three things are true: you already decided the area in the 90-day step, you have an inspector and an agent you trust to be your eyes, and the contract gives you a real inspection period. It goes badly when the house is chosen first and the area second.
Buying sight unseen is very common here. I do a lot of virtual tours, both live and recorded. When family or friends are nearby or passing through, I tour with them so you have someone you trust in the room. When it’s feasible, I also write a protection into the contract: the buyer gets to see the house in person before closing.
The families who don’t panic-buy aren’t calmer. They asked for the days first.
We have done this move ourselves
We are an Army family, and we have PCS’d, bought and sold under a report date. That is why we plan every search backward from the date on your orders instead of forward from whatever happens to be listed this week.
Arrio’s take
The biggest timing mistake I see isn’t a bad house. It’s waiting too long to talk to us. You know your needs and your situation. We know how long a closing really takes here, which homes sit, and which sell in a weekend. The earlier those two get on the same path, the less you’ll overpay or panic-buy. Reach out the week you get orders, even if you don’t plan to look for months.
PCS house hunting at Fort Benning: common questions
When should I start looking for a house after PCS orders?
Start the conversation as soon as you have orders. Narrow the area first, then the house.
How long does it take to close on a house near Fort Benning?
A typical VA purchase closes in 30–45 days. That’s why most offers need to be written before you arrive.
Can I buy a house near Fort Benning without seeing it?
Yes. Use live and recorded virtual tours, an inspection period, and, where possible, a right to see it in person before closing.
Can I use TLE while house hunting?
TLE covers temporary lodging near your old or new duty station during the move. It isn’t for a separate house-hunting trip. PTDY is the tool for that.
What does DLA cover?
It’s a one-time allowance for moving expenses. It can be paid before you move. It isn’t meant as a down payment.
