Zillow can give you a price. I give you a price strategy.
Start with a free automated estimate on your address. Then let’s talk about the number that actually decides what you walk away with.
How this works: enter your address and your report is emailed to you — usually within a minute. Open it from your inbox to see your estimates and recent sales near you. Nothing is shown on this page, and there is no cost or obligation.
How your price strategy comes together
Enter your address
You get a free automated estimate right away, so you have a starting number.
We pull the real closed sales
The comparable homes an appraiser will actually use, not asking prices.
You get a price strategy
A list price, a plan for the first two weeks, and what you would walk away with.
Why the estimate is a starting point, not a price
Nothing wrong with a Zestimate. It is the number most people check first, it is free, and on an ordinary house on an ordinary street it usually lands somewhere in the neighborhood. Treat it as a benchmark — that is genuinely what it is good for.
It just cannot finish the job. Run the same address through two national models and you will often get two very different answers, sometimes tens of thousands apart, with ranges that barely overlap. That is what happens when software prices a home it has never seen.
A model knows square footage, bedroom count, and what sold nearby. It does not know that your roof is three years old, that the lot backs onto a treeline, that the house two doors down closed with a big seller concession that quietly dragged the comp down, or that the kitchen photos are doing a lot of work. I can see all of that. That is the difference I am claiming, and it is worth real money at the closing table.
What a price strategy actually is
A price is one number. A strategy is the set of decisions around it — and those decisions are what separate a clean sale from a listing that sits, drops, and closes under where it should have.
Not just the number, but which side of a search bracket it sits on. Ten thousand dollars can move you into or out of an entire pool of buyers.
The week you go live, set against your report date and what inventory is doing in your neighborhood right now.
The short list that returns more than it costs — and the longer list of things that will not move your price at all.
List price is not proceeds. Concessions, repairs, timing and carrying costs all sit between the two.
The question a model cannot answer
If you have a date you need to be out by — military orders, a job transfer, a lease ending, a closing on the next house — then what your home is worth today matters less than what it will be worth the week you actually have to sell. Those are different numbers, and the distance between them is decided by when you list.
List too early and you carry an empty house. List too late and you are negotiating against a deadline, and buyers can tell. Getting that window right is the part I do by hand, for free, because it is the part that decides what you actually keep.
A lot of my clients are moving on orders, so I spend more time than most agents working backward from a hard date. But the math is the same whoever set your deadline.
How it works
- Enter your address above. Your report is emailed to you within about a minute — check your inbox to open it.
- Tell me your move date. Orders, transfer, lease end — or your best guess at one.
- I build the strategy. Where to price, the week I would list, what to fix first, and what it means for your net. Usually back to you within a day.
