I’m Arrio, a military research analyst in the Army — fifteen years in, with seven moves and two combat deployments behind me. Day to day I’m a data scientist — I find the story inside a spreadsheet. I know the PCS cycle the way only someone inside it can: the orders that land before you’re ready, the house you have to sell on a timeline you didn’t pick, the new-duty-station scramble to find a neighborhood, a school, and a commute that all work — usually sight unseen.
Our first family PCS was Fort Hood to Fort Benning, 2015. We had no idea whether to buy or rent — or how any of it actually worked. We bought.
And we weren’t doing it alone. We had an agent. The sellers had a property manager friend lined up to lease the place after it wouldn’t sell. But nobody raised the thing that mattered most: we could have assumed the seller’s VA loan instead of originating our own. That gap cost us and the seller about $10,000 between us, and every one of us could have walked away better off.
That’s what stuck with me. Everyone was focused on closing the transaction. Nobody was looking at the two families actually in it — a PCS timeline on one side, a house that wouldn’t sell on the other, and a loan sitting right there that could have solved both. I got licensed to be the person who looks at that first — and so what we paid to learn, the next family gets for free.
Kelsey runs the side of this that keeps everything from slipping — marketing, social, the calendar, and the running list of what has to happen next. She genuinely likes a checklist, which is exactly the trait you want in whoever is tracking your move. Together we cover the two halves every military move needs: someone who’s been on the service member’s side of a PCS, and someone who keeps every date, document, and follow-up from falling through the cracks. We’ve got three kids, so our evenings belong to baseball practice, dance, and whatever the school calendar has decided this week. Why Fort Benning. This is home base for us, and it’s the community we know cold — Columbus and Phenix City, the Russell County and Harris County suburbs, the school zones families ask about, and the difference a state line makes when your taxes and tags are on the line. We’re not a national team farming leads; we’re local, and we specialize on purpose.
Why military families. Because the move is hard enough. A VA loan done right is one of the best benefits you’ve earned, and most agents don’t know how to run a deal around it — the appraisal quirks, the timelines, the way BAH should anchor your budget instead of a generic pre-approval.
