The Home Buyer Roadmap: buying a home around Fort Benning, from Columbus to Phenix City

Buyer Guide

So you’re thinking about buying a home in the Fort Benning area?

You’re in the right place. We’re Arrio & Kelsey, a husband-and-wife team working both sides of the Chattahoochee — Columbus, Midland, Fortson and Harris County in Georgia, and Phenix City, Smiths Station and Russell and Lee counties in Alabama. We put this together to help you feel clear, confident and in control of the process, wherever you land and wherever you are on the timeline.

Whether you’re moving in six months or just starting to think about owning, this walks you through what to expect, how to prepare, and what it actually looks like to work with us. No pressure, no guesswork.

How we work with buyers

We guide you through every step — from a custom home search, to trusted lenders, to understanding your financing, to advocating hard for you in negotiations.

A tailored home search

Properties matched to your lifestyle and budget, not a firehose of everything on the market.

Off-market opportunities

Access through our local network, targeted mailers and direct outreach — homes you won’t find on Zillow.

Step-by-step once under contract

Inspections, appraisal, repairs, closing. No guessing and no Googling required.

We’ve made this move ourselves

We’re an Army family, so we’ve packed a house under a report date, bought sight-unseen, and learned the hard way which parts of this process actually matter. That’s the experience we bring to every buyer we work with — military or not.

We’re dual-licensed in Georgia and Alabama, so whether you land in Columbus, Phenix City, Midland or Smiths Station, you’re working with the same two people start to finish.

Honest Answers

The questions we get asked most

How do you get paid?

Buyer agent compensation is negotiable and varies depending on the property and the agreement with the seller. We’ll walk you through exactly what it looks like in your situation before we ever tour a home — no surprises at the closing table.

What if we’re not sure we’re ready to buy?

Completely normal. We can help you explore what’s possible, set up a search so you can watch the market, and share what to work on in the meantime. Information first, decision later.

How do we know what we can afford?

Start with a pre-approval — we’ll connect you with lenders who will actually walk you through the numbers. You can also run your own figures first with our affordability and BAH calculators.

What if we have a house to sell first?

We do both sides all the time. We’ll map the timing, prep and pricing so the two transactions line up — whether you need to sell first, buy first, or thread both at once. Start with a value and pricing strategy on your current home.

Do you only work in Columbus?

No. We’re licensed in Georgia and Alabama and work the whole area around Fort Benning — Columbus, Midland, Fortson, Hamilton and the rest of Harris County on the Georgia side; Phenix City, Smiths Station, Russell County and Lee County on the Alabama side. Plenty of our buyers don’t pick a side until they’ve seen what each side of the river actually costs.

Is right now the best time to buy?

The best time is when it lines up with your goals. We’ll tell you honestly what the market is doing on both sides of the river and what that means for your timeline — including when the answer is “wait.”

The Roadmap

What it actually looks like to buy a home

Because “we’ll figure it out as we go” is not a strategy.

01

Let’s talk goals

Your timeline, your must-haves, and which side of the river fits how you want to live. No pressure, just real talk.

02

Get pre-approved

We connect you with a trusted lender to pin down your price range, monthly payment and the best loan structure for your situation.

03

Make it official

We review and sign a buyer agreement so we can fully represent you, advocate for your interests, and start unlocking off-market options.

04

Start the search

A personalised search including listings you won’t find online. We tour the good ones and rule out the rest — no wasted weekends.

05

Offer and under contract

Found it? We walk you through the offer, the negotiation, inspections and all the fine print, with strategy at every step.

06

Close and celebrate

Keys in hand. And we’re still here afterwards — most of our business comes from people we’ve already closed with.

Local Knowledge

A quick tour of the area, both sides of the river

Price bands move with the market, so treat these as orientation rather than gospel — ask us for current numbers on anywhere you’re seriously considering.

Georgia side

Mid $400s

Green Island

Historic homes on large tree-filled lots, one of the most established addresses in North Columbus, with nearly everything inside a five-mile radius.

Low $200s

Midtown

Older, well-loved homes with real character, walkable connection to Lakebottom Park, and the widest spread of price points in the city.

Mid $200s

Windsor Park

Connected to Heath Park, solidly placed in North Columbus, and one of the better value-per-square-foot pockets we show buyers.

High $300s

Midland

Newer construction with a little more breathing room from town, while still keeping daily errands close.

High $300s to low $400s

Brookstone

Well-built, timeless homes near Bradley Park shopping, with a straight run into downtown.

High $400s · Harris County

Fortson, Hamilton & Cataula

Bigger lots and a quieter, more rural feel just north of Columbus, served by a smaller, single-high-school district. A common pick for buyers who want land without a long commute. Buying land here →

High $300s · Harris County

Pine Mountain

The far north end of the commute, next to F.D. Roosevelt State Park and Callaway Gardens. A longer drive to post in exchange for mountain-edge scenery.

Low $200s · Chattahoochee County

Cusseta

A small, rural county on the south side of post — much of the county is Fort Benning itself. Few homes change hands, so ask us what’s actually available.

Alabama side

Mid $200s · Russell & Lee County

Phenix City

Right across the river from downtown Columbus. Different state, different property-tax math — and often a different answer on the monthly payment. See what each side actually costs →

Low $300s · Lee County

Smiths Station

Newer subdivisions and a small-town feel on the Alabama side, with an easy run across the river into Columbus.

Low $300s · Russell County

Buying Later?

The “just browsing” blueprint

One to two years out is a good place to be. Buying later doesn’t mean waiting to get organised — this is exactly when the groundwork pays off.

  • Check your credit and work on it. Above 700 opens up materially better loan options.
  • Open a high-yield savings account and start setting aside for the down payment, closing costs and the move itself.
  • Run the affordability math so you have a real ballpark instead of a guess — our calculators do this in a couple of minutes.
  • Explore neighborhoods and get clear on what you actually want from daily life, not just the house.
  • Set up a home search now so you can watch the market in real time and learn what your money gets you before you’re under pressure.

Off-Market

Not everything worth buying is on Zillow

In a competitive market — or when you’re after something specific — waiting for the perfect listing to appear on the MLS isn’t always the move. Here’s how we get clients ahead of the crowd:

  • Targeted mailers to homeowners in the neighborhoods you’re watching.
  • Agent-only networks where homes get shared before they hit the market.
  • Social campaigns that surface sellers who haven’t listed yet.
  • Direct outreach to past clients and contacts who might be a match for what you’re after.

You deserve an agent who does more than set up a search and hope for the best.
