A house-hunting field guide

Your house-hunting weekend around Fort Benning, done right

If you can get here before you buy, the trip is where the decision gets made — and most families waste half of it. This is how we’d spend the weekend: on both sides of the Chattahoochee, from Columbus, Midland and Harris County in Georgia to Phenix City and Smiths Station in Alabama.

The goal isn’t to find a home in 48 hours. It’s to leave with clarity — which side of the river, which school zone, what the commute really feels like — instead of regret.

Ten steps

How to spend the weekend

01

Start the day like a local

Grab coffee somewhere locals love before the first showing — it’s the fastest way to feel an area’s pulse. On the Georgia side, try Iron Bank Coffee downtown, Fountain City Coffee, or Midtown Coffee House.

Ask yourselves: could this become part of our routine?

02

Look at schools first

For most relocating families, schools decide the neighborhood. Georgia and Alabama rate schools on different systems and zones don’t follow city limits, so start from the school zone maps and drive by the ones on your list at drop-off or pick-up time.

Ask yourselves: would this drive work every school morning?

03

Tour homes with a strategy

Think about daily life, not finishes: kitchen layout for your routine, yard space for kids and pets, storage and garage, street noise. Take a quick note and photo after each home — by home number four, they blur.

04

Drive the commute to post

Drive the route to your gate at the hour you’ll actually drive it, and look for a second route. A house that’s 15 minutes away on Sunday can be a different trip at 0630 on a weekday.

Ask yourselves: would this commute still work in year three?

05

Map your daily essentials

Check the distance to groceries, pharmacy, pediatrician, urgent care and the gym. The right house in an inconvenient spot wears you down.

06

Eat somewhere local

A local dinner tells you more than a chain ever will. Downtown Columbus is an easy start — The Black Cow, Mabella’s, Saltcellar and Epic are all a short walk from the river.

07

Get outside

The Chattahoochee RiverWalk runs along both banks, with Idle Hour Park on the Phenix City side, whitewater on the river downtown, Flat Rock Park and Lake Oliver in Columbus, Lake Harding up by Harris County and Smiths Station, and F.D. Roosevelt State Park at Pine Mountain.

08

Drive the area again after dark

Streets can feel different at 9 p.m. than at 2 p.m. Look at lighting, traffic and how lively or quiet it is — and decide whether that matches how you like to live.

09

Think about resale on day one

If there’s any chance you’ll move again in three to five years, buy the next family’s favorite house too. Floor plan, access to post, lot and price decide whether you can sell or rent it easily later — and we’ll walk through both exit plans before you write an offer.

10

Rank your favorites before you leave

Write down your top choices while the day is fresh — by Monday they’ll blur. Rank on area, school zone, commute, layout and resale. Then line up second showings and talk to your lender about next steps.
