Most military families move between mid-May and the end of August. That is peak PCS season, and it is when sellers near Fort Benning hold the most leverage: more buyers, more of them on a deadline, and less room to negotiate.
If your report date lands in the fall or winter, you have not drawn a bad hand. Depending on the seller, you may have more room to negotiate.

What the data says about timing
ATTOM’s 2026 analysis of home sales found that spring produces the highest seller premiums of the year, and the fall months the lowest (ATTOM). In their numbers, homes sold in October carried the smallest premium over estimated market value of any month, around 7.9%, versus about 10.7% for March. On a $250,000 house, that gap is roughly $7,000.

The Columbus market right now
Redfin’s data for Columbus, GA for the period ending August 2026 (Redfin):
- Search homes near Fort Benning
- Median sale price $249,735, up just 1.9% year over year
- 664 homes sold, up about 12% from a year earlier
- Median 34 days on market, 12 days longer than a year ago
- Sale-to-list ratio 97.4%, with only 19% of homes selling above list
Put together: more homes are changing hands, prices are not chasing that volume, and homes are sitting longer. That is choice and negotiating room in the same market, and it can widen after peak season ends, depending on the seller.

Watch: Motivated seller? Ask for these 3 things in your offer
What an off-season buyer can actually negotiate
- Repairs instead of waivers. With fewer competing offers, inspection items tend to get fixed or credited instead of waived to win the house.
- Closing costs. Seller-paid closing costs are easier to ask for when a listing has been sitting for a month.
- Your timeline. A seller who is not juggling three offers is more likely to accept the closing date that matches your household goods delivery.
The catch: off-season also means fewer listings. The right house still moves quickly, so being pre-approved and decided on your area before you arrive matters more, not less.
Rates: don’t wait on the wrong number
Freddie Mac’s 30-year fixed average was 6.95% on September 17, 2026, up from 6.76% the week before (Freddie Mac). On a $250,000 loan, that one-week move is about $32 a month. Worth knowing, not worth panicking over. Rates can be refinanced later; the price you pay cannot.
A closing-date bonus in Georgia
If you buy in Muscogee County and close in time to file by April 1, you can claim the homestead exemption for that tax year. Nobody at the closing table files it for you, and once granted it renews automatically. With the right seller, it is one more way a winter closing can work in your favor.

Plan my winter moveArrio’s take
Arriving in the fall or winter has a side people don’t talk about: school, sports and every activity are already running. Take it slow. Get the important things set first, then plug in. Trying to join everything at once gets overwhelming fast.
On deals, I’d be careful with the idea that one season is the “cheap” one. In this market, a better deal mostly comes down to the individual seller. An off-season seller racing a PCS timeline may be willing to give a little more. The same seller without that crunch can hold out for a higher offer. That’s why we look at each seller’s situation, not just the calendar.
Buying near Fort Benning: common questions
Is it cheaper to buy near Fort Benning in the fall or winter?
Sometimes, but it depends more on the seller than the calendar. Nationally, ATTOM found fall sales produce the smallest seller premiums of the year. In Columbus, homes are taking longer to sell than a year ago and most close a little under list price, which can give buyers some room. Whether a particular seller will negotiate comes down to their own timeline.
How far ahead should I start looking?
Get preapproved first, ideally as soon as you have orders, so you know your real budget. Many families start browsing and narrowing neighborhoods 60 to 90 days out, then schedule tours, in person or by video, for the last few weeks before they arrive.
Can I buy a home before I arrive at Fort Benning?
Yes. Many families buy using video tours and close remotely. With a VA loan, the home has to become your primary residence within a reasonable time, usually about 60 days after closing, and a spouse living in the home can generally satisfy that while you are still away on duty.
Should we rent first or buy right away?
It mostly comes down to how long you expect to be here. If it is three years or more, buying often makes sense; with less time, renting is often the smarter move. Our PCS Buyer Game Plan runs the numbers for your situation.
