Columbus, GA Housing Market: What Sellers Need to Know (Updated October 2026)

Updated October 2026, using Redfin data through August 2026. We refresh this page each month as new numbers come out.

Here is where the Columbus housing market stands right now, and what it means if you are thinking about selling in the next few months.

The numbers

Columbus, GA, for the period ending August 2026 (Redfin):

  • Median sale price: $249,735, up 1.9% year over year
  • Homes sold: 664, up about 12%
  • Median days on market: 34, up 12 days from a year ago
  • Sale-to-list ratio: 97.4%
  • Homes selling above list: 19%, down from about 22%

Price per square foot and the year so far

The median Columbus home sold for about $134 per square foot, down 2.5% from a year earlier, even as the overall median sale price rose 1.9%. In other words, buyers are paying a little more per home but a little less per foot. Across the first half of 2026, Redfin put the Columbus median sale price at about $250,700, flat year over year, with homes taking about 35 days to sell, roughly four and a half days longer than the first half of 2025.

Three things to take from that: prices are steady rather than rising fast, homes take longer to sell than they did a year ago, and buyers have room to compare. None of that means a home will not sell. It means the price and the first few weeks on market matter more than they did in 2024 and early 2025.

Across the river: Phenix City

Over the last three months, Redfin rates both sides of the river as somewhat competitive. The typical Columbus home sold about 3% below list and went pending in around 35 days. In Phenix City, the typical home sold about 1% below list and went pending in around 28 days. If you own on the Alabama side, homes have been closing a little closer to asking and a little faster.

What it means

Prices are holding. Speed is not.

Values are still edging up, but homes are taking nearly two weeks longer to sell than they did a year ago, and fewer are getting bid above asking. Buyers have more time to compare, and they are using it.

The average home is closing a little under list

A 97.4% sale-to-list ratio means the typical seller is giving up about 2.6% from the asking price. On a $250,000 home, that is roughly $6,500. How a listing is priced and launched decides whether you close that gap or eat it.

Fall and winter buyers are serious ones

The families buying between October and February are usually on orders or a job start date. There are fewer of them at any given moment, which is exactly when preparation and marketing stop being decoration and start being the difference.

What we would do if we were selling this season

FORSALEFor sale
1Price for the first three weeks. The first stretch on market is when a listing gets its most attention. Pricing slightly high to “see what happens” usually costs more than it gains.
2Prep before photos. The first showing happens on a phone screen. Paint, light, and small repairs pay off before the camera shows up, not after.
3Launch everywhere at once. Every place a Fort Benning family and a local buyer is actually looking, on the same day.
4Decide your day-21 plan before you list. If there is no offer by week three, the next move should already be decided — a plan, not a panic.

Selling on a deadline?

If you are moving on orders or a job transfer, timing matters as much as price. Here is how to time a listing around PCS orders.

Arrio’s take

The numbers tell you what the market is doing. They don’t tell you what your sale will do. Prices are holding, but homes are taking about two weeks longer to sell than a year ago. Buyers here have time to compare, and listings that miss on price sit and go stale. Zillow can give you a price; I give you a price strategy, built around the date you have to be moved out. If you’re selling on orders, that date matters more than the season you list in.

Columbus housing market: common questions

Is Columbus, GA a buyer’s or seller’s market right now?

It sits in the middle. Redfin scores Columbus at 60 out of 100, “somewhat competitive.” Some homes still get multiple offers, but the typical home sells about 3% under list price and takes around five weeks to go pending. Buyers have more leverage than they did a year ago; well-priced homes still move quickly.

Are home prices going down in Columbus?

Not overall. The median sale price was up 1.9% year over year for the three months ending August 2026. Price per square foot was down 2.5%, so the picture depends on the home. Expect prices to hold roughly flat rather than drop sharply.

How long does it take to sell a house in Columbus right now?

The median was 34 days on market in August 2026, up from 22 days a year earlier. Homes priced right from day one go pending in around two weeks; homes that start too high tend to sit and end up selling for less.

Is Phenix City different from Columbus?

Slightly. Over the same three months, Phenix City homes sold closer to list price (about 1% under) and went pending a week faster. Taxes, insurance and closing customs also differ between Georgia and Alabama, so it is worth pricing a move on both sides of the river.
